The Resolute Group undertakes a consultative approach in working with our clients on any real estate service project.  Often, that involves an initial assessment of current process management or workflow, in conjunction with assessing whether any changes are possible which would enable greater efficiency for our clients’ real estate-related functions.

The Resolute Group assists clients by setting up real estate-related documents and files and drafting and reviewing lease documents (including lease templates, amendments, subordination agreements, estoppel certificates and related lease documents). Clients find that our review of their existing lease documentation, followed by a detailed report of our recommendations and personal follow-up sessions, will dramatically improve the efficiency of their lease administration efforts.

Financial analysis using industry-standard tools such as ARGUS™ as part of the due-diligence process is also included within our range of capabilities.

Due Diligence

The Resolute Group provides due diligence capabilities by auditing lease documents to rent rolls, ARGUS™ models or previously prepared abstracts, and creating a discrepancy report and/or reconciling expense statements back to lease terms.   This can result in significant real estate-related expense savings, particularly when completed on multiple properties within a particular portfolio.

Lease Abstracting

The Resolute Group’s experienced real estate professionals review and analyze leases based on a detailed checklist completed in consultation with the client.  This may be either an abbreviated abstract, a full standard abstract, or any type of customized abstract containing specialized information. All lease abstracts are reviewed either by one of our experienced associate real estate attorneys or a CPA in order to ensure accuracy. Abstracts can be prepared in any software (client’s present lease management system or standard platforms, such as Microsoft Excel).  Our abstractors have experience working within many platforms and are comfortable working in any lease management system.

The Resolute Group offers electronic real estate document imaging, providing you with electronic versions of all your critical real estate information as well as document indexing.
